Momentum Meets Opportunity: San Francisco’s Spring Market Heats Up

Spring has officially arrived in San Francisco — and with it, a real estate market that’s waking up fast.

Q1 of 2025 delivered the strongest signs of momentum we’ve seen in quite some time. Buyer activity is up, inventory is down, and the conversation around mortgage rates has taken a sudden — and surprisingly favorable — turn. Translation? We’re entering a window of opportunity that’s rare in its timing and potential.

Q1 2025 by the Numbers:

  • Single-family home sales rose 13% year-over-year
  • Condominium sales climbed 11%
  • Luxury market sales ($3M+) jumped 10% over Q1 2024

Across the board, San Francisco is seeing increased activity — particularly in high-demand neighborhoods where lifestyle, walkability, and architectural charm intersect.

What’s Driving the Market?
Two major forces are shaping this spring landscape:

  1. Tight Inventory
    • Single-family homes: 1.4 Months Supply of Inventory (MSI) — well below a balanced market
    • Condos: 3.1 MSI — more balanced, but still competitive

  1. Falling Mortgage Rates
Rates dipped again recently, creating new breathing room for buyers. While portfolio volatility is still a factor, this drop has created a renewed sense of urgency among savvy buyers — especially those leveraging strategic lending tools or reevaluating concentrated stock positions.

How Buyers Are Responding
There’s a noticeable shift in tone: buyers are cautious, curious, and quietly ready. Many are consulting with wealth advisors, exploring non-purpose loans, or reallocating their portfolios to be prepared to act — fast.

In a city where financial agility often defines opportunity, this is the moment to be decisive and strategic.

What It Means for Sellers
For homeowners, it’s the perfect storm of motivated buyers and limited competition. In the single-family segment especially, well-prepared listings are seeing strong interest and, in some cases, competitive offers within days of launch.

The Bottom Line

We’re in a market where momentum meets opportunity — and both buyers and sellers have real advantages to work with. Whether you're planning a move or just starting to explore your options, the key is strategy, timing, and thoughtful execution.

If you’ve been wondering whether it’s time to act — let’s talk. I’m here to help you navigate this moment with clarity, confidence, and care.
